Ask someone who owns a home in this corner of the Houston market which town has the slowest-moving supply of houses right now, and most would guess Brenham. It is the smallest market in the group, the farthest from the city, the one that reads as rural on a map.
The data behind this
MLS sold data · Twelve weeks ending August 23, 2026
They would be wrong.
This report ranks Cypress, Fulshear, Katy and Brenham by months of supply, the measure of how long the homes currently for sale would take to sell through at the pace they are actually selling right now, over the twelve weeks ending August 23, 2026. It is the cleanest way to see which market has the deepest backlog and which has the shortest.
Fulshear leads the group, and not in the direction its price tag would suggest. Its standing supply would take about four and a half months to sell through at the current pace, the longest wait anywhere in the territory.
That is worth sitting with for a second. Fulshear is the highest-priced, most suburban market in this group, the kind of place an outsider would bet moves fastest. Here it moves slowest.
Brenham sits close behind it, not far off the same pace. Its supply would clear in about four months, the second-longest wait in the territory.
The bottom of the ranking is a tie, and it belongs to the two markets closest to Houston proper.
Cypress clears fastest. Its standing supply would sell through in about three months at the current pace.
Katy matches it. Its own supply also clears in about three months, tied with Cypress for the shortest wait anywhere in the group.
Two very different Houston-area markets, moving at the same unhurried pace, while the priciest suburb in the group sits at the other end of the list entirely.
Months of supply describes the standing pool of homes for sale. A different measure, median days to pending, describes how long a single listing waits for an accepted offer, and on that measure the same four markets pull even further apart.
In Brenham, the median home takes about 57 days to go pending.
In Cypress, that median is 37 days.
Same buy box, same twelve weeks, and one town is waiting close to two months for an offer while the other has one in hand in a little over five weeks. That gap says more about what a seller actually experiences day to day than the supply ranking alone.
A longer months-of-supply number means more competition sitting next to your listing, more houses for a buyer to cross off a list before they get to yours. A shorter one means less patience on the other side of the table, for buyer and seller alike. A slow path to pending stretches that out further still: more weekends of showings before an offer shows up, more room to negotiate once it does.
If you are listing in Fulshear right now, you are one of several similar homes waiting on the same short list of buyers, and that is worth factoring into how the home is priced and shown from day one. If you are in Cypress or Katy, the runway is shorter than anywhere else in this group, in both directions: less time to find the right buyer, and less time for a buyer to make up their mind before someone else does.
What is worth watching next period is whether Fulshear's supply keeps building or starts working itself down. A market sitting at four and a half months can tip toward a longer stretch of patient pricing, or toward a real backlog, and the difference will show up in the next count. Brenham's slower path to pending is worth watching too, for whether that gap to Cypress holds or closes.
