Fulshear Homes Used to Sit for 75 Days. Not Anymore.

Over the twelve weeks ending August 30, 2026, the median days a Fulshear home spent on the market before going under contract fell from 75 days a year earlier to 65 days now.

A year ago, buying or selling in Fulshear meant patience. The median home there sat for about 75 days before it went under contract — long enough that a seller listing in early June was still waiting into late August, and a buyer touring in June had time to see most of what was going to hit the market before deciding.

That's changed. Over the twelve weeks ending August 30, 2026, the median days on market in Fulshear dropped to about 65 days. It's still not fast. But a ten-day swing on a number like this is real movement, and it's the kind of shift that shows up in fewer price cuts and a little more competition for the homes that are priced right.

The data behind this

The rest of the Fulshear picture is more mixed. Fewer homes actually changed hands there this period than a year ago — 375, down from 481. So this isn't a story about a flood of new buyers overwhelming the market. It reads more like a smaller, steadier pool of buyers moving with more conviction, closing faster once they decide, even as fewer decide at all. The median sale price in Fulshear barely moved, up about 1% from a year ago, which fits: this looks like a shift in behavior, not a shift in what things are worth.

Across the whole territory this agent tracks, the typical home sold for $402,477 this period, and the typical sale took about 70 days. Held next to that broader figure, Fulshear is actually moving a bit faster than the territory as a whole, not slower.

And that territory-wide figure hides real spread. Homes in Cypress went to pending in about 39 days this period. In Brenham, the same measure ran to roughly 54 days. That's the same twelve weeks, the same buy box, and a fifteen-day gap in how long it takes a house to attract a serious offer. One number describing "the market" here would flatten two genuinely different experiences into one misleading average — which is exactly why the Fulshear shift is worth looking at on its own rather than folded into a regional summary.

So who does the faster Fulshear number matter to?

If you're selling in Fulshear, it means the wait you might be bracing for, based on what happened a year ago, is probably shorter than you think. A home priced to the current market has a real shot at moving inside two months rather than two and a half.

If you're buying in Fulshear, it means less room to sit on a decision. A year ago, a buyer there who wanted a few extra weeks to think it over usually had them, with the typical home taking about 75 days to go under contract. This period that cushion narrowed to about 65 days. It hasn't disappeared, but it's not the same market it was.

If you own a home in Cypress or Katy and you've been watching Fulshear as a comparison point, be careful about assuming the same dynamics apply. Cypress is already moving faster than Fulshear was even before this shift, and Brenham is moving slower than either. Three different markets, three different clocks.

What's worth watching from here is whether Fulshear's faster pace holds through the next reporting period or whether it was a one-window blip tied to a lighter batch of sales. A single twelve-week improvement, even a statistically real one, isn't yet a pattern — it's a signal worth tracking against the next one. If the number keeps closing on last year's pace, that's a market that's genuinely changed. If it drifts back toward 75 days, this period was the exception.

This update draws on MLS sold data across Cypress, Fulshear, Katy and Brenham for the twelve weeks ending August 30, 2026.
