Homes in Waller Are Taking Longer to Sell. Here's What Changed.

Over the twelve weeks ending August 30, 2026, homes in Waller took a median of 110 days to sell, up from 78 days the same twelve-week window a year earlier.

A year ago, if you were selling a home in Waller, you weren't waiting long. The median home went under contract in 78 days.

That's not the market anymore.

MLS sold data · Twelve weeks ending August 30, 2026

Over the twelve weeks ending August 30, 2026, the median days on market in Waller rose to 110 days. That's a real shift, not a rounding error, and it's the clearest change in the local data this period.

Here's what makes it interesting: sales didn't dry up. Waller saw 273 homes sold this period, up sharply from 173 homes sold in that same window a year earlier. More homes changed hands, and each one took longer to get there. That's not a market that stalled. It's a market where buyers stopped rushing.

The price side backs that up. The median sold price in Waller came in at $313,400 this period, up about 10% from a year earlier. Sellers are still getting paid. They're just not getting paid overnight.

And the negotiating math hasn't shifted much either. The median sale-to-list percentage in Waller held at 100% this period, statistically unchanged from the same window a year earlier. Homes are still closing right around list price. They're just taking longer to get an offer worth accepting.

Put those together and you get a market that isn't cooling in the way "days on market went up" usually implies. It's a market where sellers have more competition for attention, and buyers have more room to look before they commit. About 12% of Waller sales closed above asking this period, so the days of an offer landing before the sign goes up are the exception now, not the rule.

What this means if you're selling in Waller: price it for the market that's here now, not the one from a year ago. A home that would've moved in under three months last year may sit closer to four this time around, and that's not a sign something's wrong with it. It's just the pace right now.

What this means if you're buying: you likely have more time than you think. You don't have to make an offer the day a home hits the market to be competitive. That's a meaningful change from a year ago, and it's worth knowing before you write anything up.

What I'll be watching next: whether that extra time on market starts pulling prices down, or whether sellers just keep holding firm and waiting longer for their number. So far, they're getting it. Whether that continues is the question worth watching.

This data comes from MLS sold data for Waller (77484), covering the twelve weeks ending August 30, 2026.

If you want to talk through what any of this means for your specific situation, I'm happy to walk through it with you.
